Zoning

The Town's Zoning By-Law regulates the use of land within the community. It precisely defines:

  • Land Use: What purposes land can be used for, such as residential or commercial.
  • Building Placement: Where buildings and structures can be located.
  • Permitted Structures: Types of buildings allowed and their usage.
  • Specifications: Standards like lot sizes, parking requirements, building heights, and street setbacks.

How Zoning By-Laws Work

  • Implementation of Plans:
    Zoning By-Laws enforce the municipality's official plan, which outlines general policies for land use.
  • Legal Requirements:
    These By-Laws include specific, enforceable requirements. Any construction or development not complying with these By-Laws cannot receive a building permit.
  • Zoning Maps:
    The By-Law divides the municipality into different zones, detailing permitted uses and standards for each area.
  • Amendments:
    If a proposed use or structure on a property does not meet the requirements of the Zoning By-Law, the owner may apply for a Zoning By-Law amendment. A proposed zoning change must conform to the Official Plan, or an Official Plan amendment may also be required. 

Zoning By-Law Amendments:

The Zoning By-Law is updated regularly to ensure that the regulations accurately reflect any changes to the By-Law due to amendments or the outcome of appeals to the Ontario Land Tribunal.
